HVAC Rough-In Sequence for Utah New Construction: A Builder’s Guide

2 min read

Most HVAC schedule problems on a new home start before anyone sets a boot on site. When the mechanical scope is planned around the framing, plumbing and electrical, rough-in goes in once and passes inspection the first time.

Before framing is finished

  • Approved Manual J, S and D reports are with the plan set, so equipment size and duct routes are already decided. See Manual J, S and D: What Your Utah Project Actually Needs.

  • Mechanical room or closet dimensions match the equipment and service clearances.

  • Chases, soffits and joist directions are checked against the main trunk and return routes.

  • Appliance list is final (furnace or air handler, water heater, range, dryer, fireplace), because it drives gas pipe sizing and venting.

Rough-in order on site

  • Framing complete and walk-through with the superintendent.

  • Plumbing drains and vents usually go first, since they cannot bend around ducts.

  • HVAC rough-in: trunks, branch ducts, returns, flues and vents, gas piping, line sets and condensate.

  • Electrical rough-in follows or overlaps, with a clear plan for who uses which bays.

  • Pressure tests and duct sealing done before the inspector is called.

Coordination points that save a re-trip

  • Agree on bay assignments with plumbing and electrical at the walk-through.

  • Mark joists that cannot be cut or notched before any trade drills.

  • Keep returns and supply registers clear of cabinets, beds and stairs shown on the plans.

  • Confirm exterior penetrations for vents, exhaust and the outdoor unit before siding.

After rough-in passes

Insulation and drywall can follow on schedule. Equipment set, trim-out and startup happen after finishes, with the system started, tested and documented before closeout. For the inspection itself, use our rough-in inspection checklist.
